There are three common types of appraisal reporting formats through which the appraiser may deliver the results and conclusions of his research and analysis. These reports will vary in length and complexity and are priced accordingly to suit your budget and needs.

All appraisals completed by our firm, regardless of the length and complexity of the report through which the appraiser's findings and conclusions are delivered, are backed by the same exhaustive research and analysis applied in developing an accurate and reliable opinion of value.

RESTRICTED-USE-APPRAISAL - The least expensive of the appraisal reports, this type is often called an Opinion of Value Letter because it is brief. If the supporting documentation is not needed and a client simply wishes to know the value of his/her property, this type of appraisal may be what you are looking for. (Note: This format is generally not accepted as an IRS appraisal document)

SUMMARY APPRAISAL - As indicated by the title, this appraisal report is essentially a document that explains a value of a property contained in the report. This format is a condensed and limited version based on an appraiser's conclusions. It affirms an explanation and includes limited supporting documents that may be used for ordinary legal and tax purposes. The summary appraisal gives the client affordability as well as a utilitarian broad-based document.

SELF-CONTAINED APPRAISAL - The most inclusive and specialized report to be had is known as the self-contained appraisal. The documentation includes all data that an appraiser may have used during the preparation of the report. Along with data are well-detailed and intricate explanations of the findings backed up by reasons for the conclusion of the appraised value.
